At minimum: the liner spec in mils (12-mil reinforced is the residential standard), what gets sealed (vents, seams, piers), how the space is dried afterward (dehumidifier or conditioned air), removal and disposal of old insulation, a written moisture diagnosis, line-item pricing, and a workmanship warranty. If drainage or structural repair is needed, each should be its own line item.

Across 2025–2026 quotes in the Southeast, full encapsulation typically runs $4.50–$8 per square foot before add-ons. A dehumidifier adds roughly $800–$1,600, drainage/sump $1,500–$3,500. Below $4/sq ft usually means missing scope; well above $8 deserves a written justification.
