- — These are quotes, not verified records. A homeowner typed each one in. We check that a submission is plausible and that it names a company before publishing it; we do not hold the paperwork behind it. Licence and insurance checks — the things we do verify against public records — live on the contractor listings.
- — A quote is not what someone paid. Scope changes, and posts marked ACCEPTED are the ones the homeowner says they hired.
- — The headline is the median. One large structural job drags an average past anything you would be quoted for an ordinary encapsulation.
- — Under five quotes, no figure is shown for an area — just the individual posts, with their dates.
- — Old prices stay dated, never quietly refreshed. Use the period filter; a 2023 number is a different fact from a 2026 one.
